If you’re renovating to sell your house, then you may wish to take care of some renovations first. Of course, you always have the option to sell your house as is, without doing any work at all if your budget doesn’t allow, but if you have the time and money then taking care of these matters will likely help you sell for more money.

Paint Touch-Ups

Of course a full paint job will be better, but if the current paint job isn’t too bad then just take care of the touch-ups. Make sure to match both color and finish (eggshell, flat, satin, semi-gloss, etc.) so you don’t cause more harm than good.

New Appliances

You’ve probably already heard that kitchens and baths are the main focal point for potential homebuyers. It’s true, so if your kitchen has old appliances then it may be time for an upgrade. Stainless steel will generally look better than black or white. If possible, buy all the appliances from the same brand since even stainless steel can look different between manufacturers. Try a local scratch and dent store if you wish to save money.

Kitchen and Bathroom Fixtures

Here’s another one. Upgrade your shower heads as well as the faucet hardware in both bathrooms and the kitchen. A quality brushed nickel here can really make a room pop. These can generally be had for under $100 each. While we’re on the topic, replacing the kitchen cabinet handles can also draw a potential buyer’s eye, so drop $50 and make your home stand out from the others on the market.

Window Screens and Hardware

Torn window screens and broken jalousie hardware (common in Hawaii) are a key giveaway that you haven’t really maintained your property. While not the cheapest of repairs, it’s not the most expensive either, especially since you only need to replace the broken ones.

Of course, more repairs are always better but don’t be afraid to leave some to your buyer who will have his or her own tastes. Your job is to do enough to make your home look well-cared for and to give the buyer a vision of what their finished product could be.
