We all have different real estate goals. Some of us just want to buy a house while interest rates are still relatively low. For some, it’s a first house for a new family, maybe a condo in Salt Lake, Honolulu or a townhouse in Makakilo or Kihei. For others, a vacation house on the North Shore of Oahu or just off the beach in Poipu, Kauai is just what we want.

Others have significantly different goals. Avoiding a foreclosure, for one, or selling a house quickly to take care of growing debt.

And others look to a rising Hawaii real estate market as a way to increase their financial portfolio, believing it (as do I) to be a far better investment tool than a volatile stock market or non-performing bank account.

No matter where Hawaii real estate fits into your and your family’s life and livelihood, you won’t achieve any of your goals alone. It takes a TEAM, a team of real estate experts. A team of real estate superheros!

Put Together a Real Estate Superhero Team!

Yes, it’s a collection of D.C. comics superheros! Batman, Robin, Green Lantern, Flash, Superman, Wonder Woman and Aquaman. Each brings their own level of expertise as part of the Justice League when saving the world, whether being faster than a speeding bullet or the world’s smartest detective (author note: I’m partial to Marvel comics, but they didn’t have the mug).

Here’s YOUR real estate Justice League:

Broker or Agent — A top-performing real estate broker or agent can be tremendously helpful in educating you on local market activity. They can also guide you through the documentation involved in buying or selling a house. If you’re using a broker or agent to sell your house, they’ll handle all the marketing, open houses, etc. If shopping for a house, they’ll show you the available houses that meet your buying criteria. A good broker can be incredibly valuable, so choose wisely! If you need recommendations, just let us know.

Mortgage Broker — Most people who buy a house do so with a mortgage. Buying a house for cash is great, but it’s not a possibility for most folks. If you’re applying for a loan, then your mortgage broker will help you get the best rates. Make sure you have one that knows how to navigate all the lending laws and keep you from buying beyond your means. Again, ask us for a recommendation.

Home Inspector — It doesn’t matter whether you’re buying or selling a house, a passing home inspection will facilitate the process. If you’re selling, you could wait for the buyer to do their own inspection since it’s on their dime. But if you had one yourself ahead of time, you’d be able to address in advance any problems with the house. If you’re buying, a good inspector will keep you from buying a money pit or give you leverage with which to negotiate.

Title and Escrow Officer — Some states exclusively use attorneys for real estate closings, but Hawaii largely uses title and escrow officers. You likely drive by many of their offices everyday as you go around your island. A title and escrow officer will make sure all deposits in a real estate transaction are handled legally and will keep all parties informed of their responsibilities throughout the closing process. Don’t underestimate the responsibility of this role – it’s critical!

General Contractor — Of course, most homes need work from time to time. When it’s time for your home remodel, new roof or room addition, you want someone with expertise and attention to detail, not someone who learned watching Home Improvement on TV.

Real Estate Investor Buyer — You thought I’d forget my own company? LOL – no, just trying to be humble by going last 🙂 If you’re in a position where you seek a quick solution to your Hawaii real estate problem, then an investor buyer like me might be your best bet. I buy houses in Hawaii “as is” for cash in all situations, including foreclosure.
